Buy-side
Private Acquisitions
Mandate-led sourcing for family offices, founders, UHNI buyers and NRI capital seeking qualified real estate opportunities before public noise builds.
What the strategy is
Large residential assets, commercial properties, land positions, redevelopment opportunities and confidential owner conversations.
Hacoco Capital is most useful when the transaction is sensitive, larger in scale or too context-specific for ordinary distribution. The first step is to understand the asset, counterparty, desired outcome and reason the transaction exists.
Who it may suit
Family offices, founders, UHNI buyers, NRI principals and advisers with a defined purchase thesis rather than a general property search.
What drives value
Scarcity, replacement value, seller context, transaction evidence and future liquidity.
How Hacoco assesses it
We start by separating the transaction story from the transaction evidence. The desk looks at counterparty authority, economics, documentation, market support, execution sequence and whether the opportunity can reach the right capital without unnecessary circulation.
Core diligence
Title, ownership authority, comparable transactions, access, possession, tax and legal review, and the credibility of the seller's timeline.
Specialist legal, tax, technical, valuation and financial advisers may be required depending on the facts. Hacoco helps frame the workstream but does not replace independent professional review.
Key risks
The work is not to find more options. It is to reject weak opportunities early, then move only where title, counterparty, pricing and execution path deserve attention.
Common misconception
Private does not automatically mean better. A private opportunity still has to justify price, documentation risk and exit logic.
When Hacoco may decline
Hacoco may decline where the buyer mandate is vague, the seller is not authorised, pricing is unsupported or the asset requires public marketing rather than a private process.
